Provincia is an industrial property fund with a diverse investment portfolio of properties. The quality of our properties, benefits of our open-ended PIE fund, and a historical 6.77cps average pre-tax cash yield (2019 to 2023 based on capital invested) set the fund apart. We operate as a single diversified fund and the management team are all investors as well.

Investment Principles
- We only invest in high demand areas – this means our properties are constantly tenanted and if someone moves this is an opportunity to improve the lease or find better tenants.
- Focus on $5 – $10million properties – which are in constant demand by small to medium sized businesses.
- Strong Due Diligence Process – we complete a 37 point pre-acquisition audit before we make any investment recommendations, so that we only invest where there is unrealised potential. This ensures we have structurally sound buildings with future value add opportunities.
Strong Returns
The commercial property asset class is made up of 3 segments; retail, office, and industrial. Of the three, industrial property investment is generally regarded as the safest and most consistent. “Industrial property has been the highest performing commercial property class over the last 15 years in New Zealand, outperforming the returns on retail and office investments.”*
